Suttonier to Langstonians: Be Warned

The following comment was posted to the Langston thread in regards to the delayed closing dates. Some Langstonians have become impatient and are ready to move into their luxury digs. A future Suttonier offers a heads up as to what to expect with the closing process. The Sutton is a Coop and the Langston is a condo so maybe the real estate moguls can let us know if that will have an effect on the closing processes.

Just a warning to my future Langston neighbors – even the closing may mean move-in is still a couple of months away. I am buying in The Sutton (practically next door to The Langston and another NYHDC middle-income building, though it gets 1% of the press that the Langston does) and they want to hold “pre-closings” where you sign the mortgage and commit while the city applies for the building subsidies … it’s a long process, you have to be ready for it!

    I purchased a unit in The Langston and have my closing date (mid-May) and was accommodated quickly when I requested a move in date of the very next weekend. I believe all the hold ups with city approval and construction are a done deal, so need for a “pre-closing.”

    Even though I definitely agree with the fact that they misled us all in regards to when the closings would start.
    (They initially told us early January 2007).
    However we are now scheduled to close on Thursday (April 19th) this week and to move in on Friday (April 20th).
    They have told us that we will be the first people moving in to the building but that more will follow very soon!

    not fair! I still don’t have closing date yet…but seems like somebody filed a discrimination complaint against The Langston…Division of Human Rights called me yesterday.

    Maybe that’s what’s causing delay…hmmm

    If I may ask, how much time did you guys have between being notified/scheduled and the closing date?

    The initial closing date was April 30th but we managed to move it to the 19th.
    We got the first letter on March 27 which is more less 30 days before the closing (which I think is custom?).

    Anyway I just came from the lawyer’s office and we are done with the closing and will be moving in tomorrow!

    yea, only a handful of applications were submitted to HPD. They were market rate and middle rate apartments.

    I live across the park from the Langston and there have been people in there for a few months. As far as I can tell none of the duplexes are yet occupied.
