The Dwyer Rises

Curbed called it way back in January of last year when The Dwyer condos were featured as their development du jour. Now a tipster on their site reports that the prices of the last four units have increased. There were some reports that The Dwyer was well constructed but since I haven’t been to see them I can’t comment. Sales must be doing well if they have increased the prices though. If you recall, The Dwyer was formerly that eyesore that sat on 123th and Saint Nicholas.

    yeah walked by this the other day, looks like it’s coming along. I don’t know how I feel about a view onto/living across the street from both chuck-e-cheese and a police station… But the layouts, amount of space, seem like a pretty good deal, steps to an express subway station and all the services you need.

    I’m curious what will end up on the ground floor…

    The Dwyer has taken an awfully long time to get built compared to similar developments – Soha 118, others which started much, much later than the Dwyer and will likely finish before them. Anyone know why the Dwyer is taking so long? I live down the street and the Dwyer definitely had much better pricing than the other developments but the construction is moving at a snail’s pace. Not as bad as the city’s construction of Frederick Douglass Circle but close.

    Yeah its seems like its taking forever. Originally it was supposed to be completed in July. The reason for the delay until fall was because of problems they had with Con Ed and setting up the electricity. Well thats their official response to the delay from July to fall. Who knows the other reasons?

    There’s a covenant that runs with the deed on the land. A certain amount of space in the building, originally the basement and 1st floor, has to be dedicated to community institution space.

    I’m in contract with one of the one bedrooms in the Dwyer. We just received a third amendment to the offering plan. The first unit is expected to close on J1n 1, 2008. The builder did offer a ‘Right of Recisssion’, which I did not take advantage of. From what the builder has told me, closings should start being scheduled between Jan and March. Hopefully sooner, the rent in Manhattan is killing me!

    Does anyone know what is going on with the Dwyer, I have been waiting since january to close. they keep saying its the inspections – but why are they taking so long

    I also have an executed contract to buy a unit at the Dwyer. Confirmed with the developer on 4/18 that they received their Temp Cert of Occupancy on that same day. I’m proceeding to get my financing together and planning for a June 2008 closing.
